Abstract

The Nobis Group brought forth a project for the University of New Hampshire’s senior design course that was focused on redeveloping land into a mixed-use development on a parcel of land in the City of Concord. The parcel of land is located on 6 Langdon Avenue just North and West of interstate i-93, and south of downtown Concord where there was formerly an existing railroad switchyard and industrial park. This site was previously home to the Boston and Main Railroad which was abandoned and has since left the property in a very unattractive state. The site is bound by wetlands to the South and West sides of the property as well as a scrapyard to the East. The goal of this project is to repurpose this land that is no longer in use and provide Concord with a beautiful community that will bring new life and opportunities to the city. The design will boast commercial buildings including a Starbucks, diner, fitness center, and office space. It will also include affordable housing with parking and recreational areas for the city of Concord. The codes and zoning restrictions provided by the city of Concord also played a major role in how the design of the site developed. Of the 35 acres on the site, only 14.8 acres are buildable area. Multiple designs were created for the redevelopment before choosing the most effective aspects of each and constructing the final iteration. The team designed constructing plans for grading, drainage, stormwater management, building/site designs, cost estimating, permitting, architectural renderings, and a due diligence report.
