Abstract

Student Team 20, from the University of New Hampshire’s Civil and Environmental Engineering Department, worked in collaboration with The Engineering Corp (TEC Inc.) to produce a design plan for the Hamilton Canal Tower Development in Lowell, Massachusetts. The project is being undertaken for a private sub-contractor and will produce a thirteen-story building with space for residential, office, retail, and restaurant use. This project is included in the $800 million Hamilton Canal Innovation District Plan which aims to develop 15 acres of underutilized waterfront land, (Lowell City Council, 2020). The purpose of this district development is to create an exciting new extension of Downtown Lowell which will support residents and employees through the provision of jobs, housing, and an increase in annual tax revenue for the city. The focus of this senior design project was to develop a site plan which encompasses the existing conditions and provides a footprint of the building as well as the parking areas. During the site development, some elements that needed to be accounted for included the zoning and permitting regulations which are unique to each of the lots in the Hamilton Canal District, and the stormwater and floodplain regulations. Following the completion of the site plan, the team evaluated other design aspects of the project including a structural design comprised of a load analysis, a structural layout and an interior column design, a cost estimate categorization of the construction costs and architectural, engineering, and permitting costs, and a construction schedule which includes a timeline and a detailed step-by-step breakdown of the different construction phases.
